Why should I repair my foundation?
Regardless of the cause, if you leave your foundation issues unattended, it could not only cause serious damage to the structure of the home, but it may even render it unsafe and uninhabitable. Homes in need of extensive foundation repair are often impossible to sell except at “fire-sale” prices. Banks tend not to lend on homes with serious foundation issues either. Not to mention, cracks in the foundation, leaky windows and doors, and other symptoms of foundation issues can lead to bigger problems with water infiltration and excessive energy bills.
What are some of the signs of foundation problems? How can I tell if I should have it evaluated?
If you’re seeing cracks in the exterior brick or stonework of the home, uneven floors, crooked doorways and windows that may stick or not open and close properly, leaning fireplaces, cabinets that don’t hang properly, and cracks in the foundation itself, these are all indications that you could have a problem.
Do you charge for an evaluation?
No! Your inspection appointment is completely free of charge. Since every job is unique, our certified consultants will evaluate every foundation individually to determine what repairs are needed. From there we will provide you with a written proposal that is good for 90 days.
Is it necessary to repair the entire foundation?
Not necessarily. We strive to offer no nonsense and common sense solutions and try to avoid costly and invasive repairs. We only make recommendations to repair areas that are in need. In rare cases, in order to ensure no future failure, more extensive repairs may be needed which we refer out to our trusted partners.
How long does crack injection normally take?
They can take anywhere from 2 hours to a full 8 hour day depending on the size and linear footage of cracks.
Is there any chance that my repair is covered by the builder’s warranty or homeowner’s insurance?
Many home builders offer a structural warranty on a home when originally constructed, however structural and foundation movement rarely occur during this time. If you see movement within the first few years of owning your newer home, contact your builder first. If your home is out of the structural warranty period, unfortunately the repairs will most likely come out of your pocket.

Foundation repairs vary widely depending on size, scope and age of home and typically range from a few thousand dollars to tens of thousands of dollars. Does Your Basement Leak?

Have you checked to make sure your gutters are clean and free of obstructions like leaves, sticks, etc?
Are your downspouts extended from the house and pointed in the proper direction?
Do you have splashblocks under the gutter downspouts?
Have you checked to ensure that your service pipes leading into the basement are sealed properly?
Are all your window wells clean and draining properly?
Is your air conditioner condensate line clean and draining properly?
Can you tell if your yard grade is properly sloped away from the home?
