How does our process work?
Crack Repair
Foundation wall cracks trigger a number of questions from homeowners: Is this a structural crack that compromises the strength and stability of your wall? Can and will the crack get bigger over time? What could have caused it? Is this crack going to allow water to leak inside the foundation and into my basement? How do we fix it?
Leaving these questions unanswered can cause unnecessary stress. That's why it's a good idea to have a professional take a look at your cracked foundation, offer advice and/or an estimate and ease your mind.
Here at Hydrofill, we offer efficient and affordable solutions to your foundation cracks. Our services include crack repair/injections on residential and commercial properties in foundation walls, suspended slabs, concrete floors, parking garage, and more. And, should the need arise, we work directly with foundation companies that offer structural and more extensive waterproofing repairs.
Our hydrofill crack injection process consists of:
Filling the crack completely, not just on the surface
Filling voids behind the wall crack
Using a flexible material that does not shrink
Using a material that expands and contracts with small amounts of movement
Drywells
What is a drywell and how do you know if you need one?
A drywell is a structure installed under the concrete floor in a basement that disperses unwanted water that comes through the foundation. It is a covered, porous-walled chamber that utilizes gravity to allow water to soak into the ground over time instead of flooding the area. If the dry well is designed properly, it can hold a decent amount of water for a while and discharges the same water through a number of small exit openings distributed over a larger surface area in the sides and bottom of the structure. This allows the discharge of water to be compatible with the intermittent nature of rainfall.
Drywells can be adjusted to meet your foundation’s needs. Some foundations require a simple system with a small capacity or a more engineered system designed to handle large inflows of water. In some cases a simple dry well can avoid having more costly and invasive repairs.
If we determine during your free consultation that a Drywell is the best solution for you, we will provide you with a detailed explanation and make sure that you have a full understanding of the procedure, then we will provide you with an efficient and fair installation quote within 48 hours of your inspection. Our goal is to achieve 100% Customer Satisfaction by providing a quality, effective service at a reasonable price.
Frequently Asked Questions
Why should I repair my foundation?
Regardless of the cause, if you leave your foundation issues unattended, it could not only cause serious damage to the structure of the home, but it may even render it unsafe and uninhabitable. Homes in need of extensive foundation repair are often impossible to sell except at “fire-sale” prices. Banks tend not to lend on homes with serious foundation issues either. Not to mention, cracks in the foundation, leaky windows and doors, and other symptoms of foundation issues can lead to bigger problems with water infiltration and excessive energy bills.
What are some of the signs of foundation problems? How can I tell if I should have it evaluated?
If you’re seeing cracks in the exterior brick or stonework of the home, uneven floors, crooked doorways and windows that may stick or not open and close properly, leaning fireplaces, cabinets that don’t hang properly, and cracks in the foundation itself, these are all indications that you could have a problem.
Do you charge for an evaluation?
No! Your inspection appointment is completely free of charge. Since every job is unique, our certified consultants will evaluate every foundation individually to determine what repairs are needed. From there we will provide you with a written proposal that is good for 90 days.
Is it necessary to repair the entire foundation?
Not necessarily. We strive to offer no nonsense and common sense solutions and try to avoid costly and invasive repairs. We only make recommendations to repair areas that are in need. In rare cases, in order to ensure no future failure, more extensive repairs may be needed which we refer out to our trusted partners.
How long does crack injection normally take?
They can take anywhere from 2 hours to a full 8 hour day depending on the size and linear footage of cracks.
Is there any chance that my repair is covered by the builder’s warranty or homeowner’s insurance?
Many home builders offer a structural warranty on a home when originally constructed, however structural and foundation movement rarely occur during this time. If you see movement within the first few years of owning your newer home, contact your builder first. If your home is out of the structural warranty period, unfortunately the repairs will most likely come out of your pocket.
What is the cost?
Foundation repairs vary widely depending on size, scope and age of home and typically range from a few thousand dollars to tens of thousands of dollars. Because every foundation repair is unique, we offer detailed, honest, and free evaluations. We go above and beyond to save you time, money, and stress throughout the entire process so that you can get back to enjoying your home.
